If something in your home is not working properly, needs repair, or requires inspection, please complete the maintenance request form below with as much detail as possible. Submitting a detailed request allows our maintenance team to quickly evaluate the situation and respond appropriately.

What to Include in Your Request

To ensure the fastest possible service, please provide the following information when submitting your maintenance request:

• Your full name and contact information
• Property address
• A clear description of the issue
• When the issue first began
• Whether the problem is getting worse or remaining the same
• Photos or videos of the issue (if available)

The more detailed your request is, the faster our team can diagnose the problem and schedule the correct repair service.

Emergency vs. Non-Emergency Requests

Emergency Maintenance Issues
Certain issues require immediate attention because they affect safety or could cause serious damage to the property. These include:

• Major water leaks or flooding
• No heat during cold weather
• Electrical hazards or burning smells
• Gas leaks (call your gas provider immediately first)
• Sewage backups
• Structural damage or security issues

If you are experiencing an emergency maintenance issue, please submit your request immediately and contact our office as soon as possible so we can prioritize your repair.

Non-Emergency Maintenance Issues
Most maintenance requests fall into this category and will be scheduled in the order they are received. Examples include:

• Minor plumbing issues
• Appliance repairs
• HVAC performance concerns
• Interior repairs such as doors, cabinets, or fixtures
• Cosmetic issues

Our team will review your request and schedule a service appointment once it has been received.

Service Scheduling

After submitting your request, a member of our maintenance team will review the details and determine the appropriate course of action. You may be contacted for additional information or to schedule a time for a technician to access the property.

Please ensure that maintenance personnel can access the affected area during the scheduled service time.

Resident Responsibilities

Residents are responsible for maintaining the general cleanliness and care of the property. Maintenance requests should not be used for issues caused by negligence, misuse, or damage beyond normal wear and tear. If a repair is determined to be caused by tenant damage, the cost of repair may be billed to the resident.
